It has been brought to our attention that some certified property preservation specialist (CPPS) are performing Winterization Posting Requirements Incorrectly.
HUD Winterization Requirements are as follows:
·         Winterization Sticker Posted on Front Window
·         On ALL faucets
·         On ALL toilets / water closets
·         Dishwasher
·         Washing Machine hose bibs
·         Exterior hose bibs
·         Water heater
·         Electrical panel (even if no electric clothes dryer or electric water heater –for dishwasher operation)
CPPS are also required to Post an 8.5” x 11” Sign (Paper/Flyer) on the window closest to the front door in such a way that it can be read from the exterior of the property.
 
·         On the water heater
·         On the electric panel
·         Left or right of the kitchen sink
These 8.5” x 11” postings (NOT Stickers)
MUST include:
·         Date Winterization Performed
·         Work Order number
·         Mortgage Company’s name
·         Emergency PHONE contact
number (WO Bank or Broker)
 
Failure to comply has resulted in compensation being withheld. 
 
CPPS work way too hard to have their payments delayed or declined because of lack of stickers, posters, or signage not to mention lack of documentation.  Not only are CPPS (Certified Property Preservation Specialist) require to properly post Winterization stickers and signage, we are all required to properly document the winterization process with comments and before, during and after photos.  All CPPS are encourage to read the HUD winterization guidelines, NAARP’s Guide to winterization and properly document the winterization process on all property they perform full or partial winterization on.
